What the broker route actually involves
A traditional engagement means signing a listing agreement, paying a commission that commonly runs near ten percent on smaller main-street sales, often with a minimum fee, and entering a marketing process that typically lasts many months. Your business is described publicly, in blind form, on marketplaces your own employees may browse.
Brokers earn their fee in plenty of situations, especially for larger businesses with many natural buyers. But for a profitable Westchester service company, retailer, or restaurant, the owner often already knows the likely buyer universe, and it is small.
The two broker-free paths
The first is a direct sale to us. You deal with the actual buyer from the first conversation, receive a written offer with the math shown, and pay no commission to anyone. For straightforward businesses, this is usually the fastest and most private way to a closing.
The second is a single introduction through our buyer network. Instead of a public listing, we match your business with one vetted buyer whose acquisition criteria it fits: a strategic acquirer, a private equity group, or an individual operator. You meet one serious party, not a parade of maybes.
What you give up, stated honestly
A wide competitive process can produce a higher headline price, because auctions sometimes do. What you trade for it is time, exposure, and a commission. Owners who value speed, confidentiality, and certainty of closing often come out ahead without the auction, and owners with a genuinely rare asset sometimes do better with one.
